It is bitter sweet, but we are excited to let you know that our Chocolate Hole Property (Down Yonder Pool Villa and Garden Suite) is for sale. Since purchasing it in 2012, we have lived in the home more than its been a short term rental. But recently we’ve used the property as a highly successful 2-unit vacation home. Renting both units to vacation guests has allowed us to purchase and renovate our Sunset Serenade Suites property (4 delightful suites above Cruz Bay) and purchase north shore land we hope to develop. Deciding to sell was hard, but as they say, you can’t start the next chapter in life if you keep re-rereading the last one!
Both rentals are accepting new reservations, and that won’t change. If you already booked or are planning to stay with us in either Down Yonder Pool Villa or Garden Suite, no need to worry as all reservations will be honored if and when the home is sold. In fact, now is a great time to book your stay and lock in our still low post-Irma rates before they are gone!
When we purchased the property it was a single 4 bedroom 3 bath house. The upstairs was the same, but there was an exterior staircase past the pool leading to 2 lower bedrooms and a Jack-n-Jill bath. Separating the lower level and creating the Garden Suite allowed for two very successful short term rentals with private and separate driveways, parking, entries, etc. The property is a great money maker, but there are lots of other possibilities for how to take advantage of this well-loved home. New owners can live in the Garden Suite while enjoying the income from Down Yonder Pool Villa…or vice versa. Or, given St. John’s long term rental shortage, new owners could easily rent out the Garden Suite to a caretaker and keep Down Yonder as a successful vacation rental…of course blocking off dates the owners want to spend on St. John. Garden Suite is a great setup for a long term tenant and has a fenced in dog yard! The possibilities are endless for this special St. John income producer.
